Renovation of the Karlsfeld three-field hall - preserving the building fabric means sustainability

The three-court sports hall in Karlsfeld, which was built in the 1970s, is being extensively refurbished. At the start of the project, the costs between a new build and the refurbishment were extensively analysed and compared together with our consortium partner Studio Corso. The result of the comparison was a cost saving and a significantly shorter construction time compared to a new building.

The building envelope and the extensions, as well as the building services systems, will be upgraded to the latest energy standards. The components contaminated with harmful substances were analysed and will be removed in the course of the refurbishment.

The primary energy requirement for the production of building materials is often given too little weight in the decision-making process these days, but this is precisely where a huge amount of energy can be saved.

By retaining the entire load-bearing and roof structure, hundreds of cubic metres of concrete and tonnes of steel can be reused here and therefore do not have to be demolished or newly produced.

The massive increases in construction prices in recent months presented the planning team with the major challenge of keeping costs in check and ensuring that the project remained affordable for the municipality.

In the course of the public tender, the bids from the main trades confirmed our assessment of the market and the project can therefore start on schedule from January 2023.
