WHAT-WE-DO: Dismantling the legendary paper factory in Düsseldorf harbour
Rialto Capital AG in Düsseldorf is developing the new C-View Offices quarter in Düsseldorf harbour, where around 27,000 square metres of office and commercial space is being created for a large Japanese chemical company. The site was originally occupied by a paper factory built around 1911, which was remodelled and expanded over the course of its history. Among other things, the cartons for the world's first branded detergent "Persil" were produced here. Production at the site was discontinued in 2008. Since then, the site has been very popular as a forbidden "lost places" destination. This led to serious accidents, vandalism and massive arson, which is why it was decided to dismantle the entire complex as soon as possible. With the help of the expertise of Mull & Partner Ingenieurgesellschaft mbH (M&P), the planning for the demolition of the building structure and for obtaining the target values for the renovation was rapidly advanced. Targeted historical research was carried out to document and localise areas of damage. In particular, the contamination of building areas and soils with perfluorinated surfactants (PFT) due to the use of fire-fighting foam by fire brigades to combat fires in the buildings posed a challenge for the M&P experts.
Other fields of activity for M&P Cologne included the expert planning and supervision of the expansion of a groundwater extraction well for the former paper production by a certified company as well as the handling of water rights for the installation of recycled building materials in the sensitive groundwater fluctuation area of the Düsseldorf harbour, which is strictly monitored by the Düsseldorf environmental authority. Due to the subsoil lying in the groundwater fluctuation area, a pile foundation for the planned new office building down to the load-bearing soil was required. At this point, M&P also supported Rialto Capital AG with its expertise from planning to execution.
M&P's fields of activity in the context of site development and site preparation mainly comprised intensive research into the utilisation history, the assessment of contaminated sites and the subsoil with regard to stability. In addition, M&P's wide range of tasks was rounded off by the investigation of building pollutants and the building fabric as well as the provision of expert advice on the aforementioned trades.
